We never pit one client's property / interest against another client's property in the same marketplace. When we represent you we will not represent a competing property in that marketplace without first receiving your consent / approval. When we earn volume purchase discounts or special rates from suppliers or contractors because of our frequent purchases, we pass along those discounts / savings to you and to any other participating client. And we are probably the only local real estate management firm that can honestly say that we earn zero markup on any third party service work that we arrange at your property. We never comingle client funds and your funds are always kept separate in bank accounts, CDs etc. opened in the name of your organization.
Since our inception in 1943 we have NEVER been accused of committing an ethical violation. We've earned an exceptional level of client trust, loyalty and value because of this commitment to ethics. Every Arnheim & Neely employee stands personally and professionally accountable for hislher actions and inactions. Every A&N employee is empowered to immediately address client concerns. We understand that we are in the service business and every member of our team is trained to be accountable for delivering timely, competent and respectful service. We have a fiduciary obligation to provide you with attentive and cost effective maintenance, custodial and accounting services to enhance the value of your property. If / when we also collect rents (or collect association fees / dues), pay approved invoices and perform other financial administration tasks we carry at our own expense a $1 Million fidelity bond. Few of our competitors can make that same claim.
Arnheim & Neely clients have immediate access to our contractor referrals and we expand and refine each year. We add and delete select contractors to a database of "recommended professionals" based on their performance history, dependability and cost. For tenant based properties / leased properties, as an A&N client you would benefit from our tenant referral network that includes reciprocity with other co-broker real estate agents, local employers and from industry partners as well as multi-list exposure and leads generated from print media advertising, internet marketing, cross-referrals from other A&N managed sites and referrals from existing clients.
